A WORD FROM THE GENERAL MANAGER

Welcome to Residential Attitudes.

I could take this opportunity to tell you about our homes, our designs, about what makes them special, but I think if you have a look around this web page you’ll see that they speak for themselves.

Instead I’ll like to tell you about the team here at Residential Attitudes. You see, every morning I take a walk around the office and look in on everybody. And every morning I’m struck by the same thought; there isn’t a better team of people in the Perth building industry. Every single one of them is completely committed to our vision of providing the best possible houses to our clients consistent with their brief to us.
This isn’t work as much as a labour of love, an absolute need to be the best we can be.

Let me give you the example of construction manager Dave Jones. Despite the fact that our supervisors have the smallest number of houses per man in our industry, Dave visits every house himself. Frequently. And as a man who’s built more Telethon homes than any other, more award winning houses than any of his peers, his attention to detail and insistence on quality are legendary.

He’s not alone.

Being a small team, intentionally never seeking to build more than fifty homes a year, we’re like a family. Our clients are known to us as individuals, as people with faces and names and personalities, not as numbers. We care for each home personally.

And while we’re lucky enough to be a part of one of the largest building groups in Australia, Chairman Julian Walter is such a believer in family spirit that he allows us to act as a small autonomous unit. We’re not trying to be all things to all people, and we’ll never foist a “one size fits all” attitude upon our clients, because we build homes in partnership with them, not merely for them.

Very noble, we’re sure you’ll agree. Which is why it might come as a surprise to everyone (especially his wife) to learn that, when asked what one thing he couldn’t live without, Brook gave the very ignoble answer, “I can’t live without sport…unless my wife reads this, then my answer is 'My wife'.  But really it’s sport."

Adam revels in the creative freedom he enjoys at Residential Attitudes. He gets a real buzz out of challenging convention and pushing his urban living designs further. Perhaps it’s no surprise then, that he dreams of building his perfect family home too, either in the Kimberley or on the coast in Esperance. Slightly more worryingly, Adam also dreams of travelling the world. “What’s so worrying about that?” you ask. Well, apparently he’d like to travel using the transporter from Star Trek… Maybe you should keep that dream quiet Adam.

DANIEL ALLEN
Drafting Manager

A self-confessed sports nut, Daniel just loves his rugby, AFL, baseball, soccer and basketball. Not surprisingly, he’s a real team player and one of the things he likes best about his job as Drafting Manager at Residential Attitudes is the great team environment. Daniel’s favourite Residential Attitudes design is the Elements. “It’s a lot like Manhattan, New York, the place I’d like to build it: stylish, contemporary and great for entertaining.”

Spirited Donny Osmond fan Sheila, used to go to jelly over the American singer (although Bjorn Borg came a close second, by all accounts). Nowadays though, she’s more focused on making sure our clients are happy throughout the home building process, helping them, as we turn their dreams into reality. As for Sheila’s dreams, well, she’d love to travel the world or help her family move out to W.A from Scotland.

Building Manager

Dog-loving Harley Davidson enthusiast David, is a natural in his role. As Building Manager, he’s the guy who manages new home construction. He organises supervisors, oversees starts and quality, co-ordinates suppliers and generally keeps every project on time and within budget. So which home does this building expert love the best? The Modern in Iluka. “The free-flowing design is great and the apartment area is ideal for when family and friends come over from New Zealand,” he says.

As General Manager, David oversees the entire operation here at Residential Attitudes. He’s responsible for the direction of the business, as well as driving our performance. But it’s not all business with David. He’s a big family man. In fact, his hero is his mum who, he says, always put other people first. But as you would expect, he’s fanatical about what we do. He loves the people and the dynamic, creative environment we have here, and he’s just as passionate about our product – his favourite design is the Elements because he believes it’s the epitome of what Residential Attitudes is all about.

We have just completed building our new home with Residential Attitudes and received our keys a couple of weeks ago. The reason for this letter is to give recognition and thanks to our Site Supervisor. We found that he always exacted the highest standard from the tradespeople/subcontractors working for him and that gave us peace of mind that the quality and workmanship would meet our expectations as the clients. We felt that he wasnt prepared to compromise on this quality and that not only was this going to be our home in the future but a showcase for his effort and skills in supervising the construction. Mel took a very hands on approach to his job, if something needed doing he got in there and did it. We feel Mel definitely went above and beyond the call of duty and nothing was too big or too small for him to deal with. We were told early on in the construction process that Mel is one of, if not the best Site Supervisors at Residential, and we definitely agree with that. THE ELEMENTS

It was the most anticipated display home opening in Perth for many years, and with good reason. The Elements is a real head turner. Cutting edge. Minimalist. Architecturally-inspired. Features include a bridge over the entry linking the huge master suite and study; a spacious kitchen and free-form living area with walk-in pantry and e-nook; stacker doors that when opened, seamlessly integrate the free-form living with an alfresco area complete with raked ceilings, BBQ recess and bar fridge recess; a generous home theatre, big enough for the whole family or a group of friends to enjoy, but separate from the main communal area; a wine cellar and more. THE MAYFAIR

THE MAYFAIR A VERY 'SPECKY' SPEC HOME. Sleat Road, Mount Pleasant. A thoroughly contemporary home designed to perfectly suit narrow lots.  At only 9.12m wide, the Mayfair has been created to make the most of all available space, both inside and out. Consideration has also been given to the entry porch, accessed via a walk-way at the side of the home, giving privacy from busy thoroughfares. Highlights include:

THE CONTEMPORARY

After nearly two years and thousands of visitors, the Contemporary, one of our most popular recent display home designs, has closed its doors, but remains one of our most popular home designs. Contemporary by name, a contemporary classic by nature, this home is as functional as it is stunning. From the elevation's clean, angular lines to the striking composite aesthetic, the home makes a dramatic statement. Not only will this design fit on a 14-metre frontage block, the interior layout has been created with liveability in mind. In keeping with the Residential Attitudes ethos, there are three generously proportioned bedrooms. Likewise, the staircase is intelligently positioned within the free-form living area, which in turn is split by the galley kitchen, creating distinct dining and lounge areas. The inviting integrated living areas are perfectly complemented by the home's more secluded spaces. Take the generous master suite and home theatre, situated upstairs, away from the main living area. Or the home office, large enough to be a practical office and positioned such that you can invite clients inside without intruding into the living space. It's all designed for life.

THE PENTHOUSE

Normally one would find a Penthouse on the top of an apartment block. This very concept was the inspiration for this home. Associated with this concept is a living space that provides an extravagance in design, style and fitout. It caters for the very people that inspired the creation of Residential Attitudes. The accommodation is a minimal number of rooms but large in dimension. These were assembled in quite a different way than a conventional home. We created a master suite of very generous proportions with its own private balcony that is accessed off a staircase, providing a very private entry to this space.

The kitchen is part of the living and entertaining component of our designs. It is sited so it has a direct relationship with the outside and the alfresco. We also followed the entertaining philosophy similar to lifestyle programmes where the chef can interact with guests. The placement of the hotplate, oven and dishwasher was very carefully considered to ensure good workflow. We are very particular in our design with cupboards, such as the ability to pull electrical equipment out of the appliance areas and onto the bench for easy use. We even consider the number and placement of double power points.

The externals were influenced by the very modern architectural styles one finds in commercial buildings and apartments. Another objective of the Penthouse was to create a building that did not have a 'dead' side. Most homes only have a facade. A walk around the building will show the concern for good presentation on every facet.

We kept the best elements of this successful design and incorporated some new innovative thinking. The master suite now includes a separate studio. The free-form living has been reconfigured to a cleaner minimalist look

DESIGNS - SINGLE STOREY

THE MODERN

This was the first Residential Attitudes single storey display home. It was also our first opportunity of demonstrating a housing type not available in the run of mill display homes in Western Australia. The very idea of building a three bedroom, two bathroom home at 341 sqm overall was scoffed at by the Building Industry. We have obviously listened to what one portion of the market was asking for as this has been our biggest selling display.

Our first objective was to create a singular living space that directly related to the outdoors and had proportions that allowed for the free placement of furniture. It was based on our belief of how people really wanted to live.

In the Modern we also changed the placement of rooms. The home theatre was positioned at the front to minimise noise transference. The office is off a vestibule that also serves the master suite and provides privacy. The rear two bedrooms and wet areas are also off an alcove.

The kitchen design was based on the philosophy and assistance of a chef who has a lifestyle programme. The objective was to allow interaction with family and guests and at the same time create a real working space.

As with our interiors which tend to very minimalist so is the external appearance. We wanted to understate and provide privacy. To obtain verticality with the roof we pushed this to 30 degrees. We defined the entry with a portico dressed with diamond cut limestone. This was contrasted against the other shapes of the buildings street presence.

We used a verandah on the glassed wall the side of the living space to provide sun protection. The alfresco was also positioned and screened to minimise the Winter and afternoon weather destroying its entertaining capabilities.

THE MODERN #4918

The Modern #4918, an impressive design which challenges the conventional layout of a single storey residence with a singular free-form living area and dedicated apartment.

Based on our award-winning display home 'The Modern', winner of the coveted HIA 2005 Perth Golden Key Award, we listened to a portion of the market place and modified the home without losing integrity of design to create a residence specifically for today's family unit.

We have tailored the existing plan to incorporate a private apartment to cater for the 'Kippers' household; Kids In Parent's Pockets Eroding Retirement Savings; those family units with adult children.

Our initial objective was to create a very private space at the rear of the home for older children or guests. We converted one of the minor bedrooms into an apartment by incorporating a separate living area with built-in kitchenette. We also related this space directly to the alfresco through a separate entry. Maximum privacy to this area has been achieved by placing the apartment, adjoining wet area and second bedroom off an alcove.

We have also retained the large open plan living area, the central pivot of the home, integrating the kitchen and free-form living and its direct relation to the outdoor entertaining area. The alfresco has been carefully positioned on the eastern side of the home, preventing winter and prevailing afternoon weather from destroying its entertaining capabilities. The positioning of the gourmet style kitchen enables easy interaction between the chef and guests, while at the same time creating a real working space.

Other design considerations were a theatre isolated at front of the home to minimise noise transference. The room also incorporates an entertainment recess for the latest home theatre technology. The office and master suite are accessed via a vestibule, which can be closed off from the rest of the home creating a true retreat area.

As with our interiors which tend to be very minimalist, so is the external elevation. We have understated the front of the home and used a mix of materials to give the home an almost ageless appearance.

The Modern #4918 has been designed to fit a 19m wide block without modification. The north/south axis enabled the alfresco to be situated on the eastern side of the home, ensuring a very enjoyable entertaining space throughout the year. The positioning of the home for the display however may not be the best for your situation. If on an east/west axis the living space could face north for maximum solar control. THE COURT

The dynamics behind the design of the Court were very different to the typical housing solution for views to the rear. We first set off to ensure the master suite had the opportunity of the same views obtained from the living spaces. We wanted a protected outside area, so often useless as the majority of rear view houses tend to face into the sea breeze and weather. As well as this, we wanted to retain the design suitable for the tighter blocks of today. In fact it will fit onto a 17m wide block, with the garage being zero lot lined; not bad for a house of 310m2 gross area.

The Court, so named because of the protected courtyard between the home theatre, kitchen and free-form living space, provides the solution. It is a floorplan layout that breaks all the conventional rules. To do this we internalised the main bathroom and used a vaulted skylight to bring natural light into the space. This allowed the front bedrooms complete privacy.

The galley kitchen was given a remarkable degree of functionality by allowing to flow through to the storage area and laundry, while at the same time tying it to the courtyard and dining area. This total space was given the added dimension of 3 metre high ceilings. The whole area has almost an austere crisp feel with old world traditional volume; proportions not seen in today's homes. A fireplace adds that traditional value at the end of the space. A wall of glass will capture your views. Although the master suite is accessed from here, we provided an anteroom to give absolute privacy. Again the master bathroom has been a challenge and we believe we have excelled.

Of course external appearances are important. Our approach was to drag the portico into a position of power and balance it back with windows and stonework. Being a home that could be exposed on a canal or rear view block, the side and rear of the building were also considered for presentation purposes.

NEW NARROW LOT DESIGN

Part of the Concept Series, the Soho, a stunning new design only 8.93m wide, has been created to suit narrow lots while maximising views from the main living space.The generous free-form living area situated at the rear of the home with expansive glassed areas, makes the most of rear and side views and at over 7.75m long, this light filled area is ideal for entertaining. THE PROCESS

Building a new home is always exciting. Building a one-off design, created especially for you, even more so.

The following is a brief guide to the steps involved in creating your very own, individually designed Residential Attitudes original. Firstly, discuss your ideas and budget with one of our Housing Consultants - they have a keen sense of design and more than a passing knowledge of building techniques. Talk about the size and shape of your block, or if you would like us to help find the right block for you. Our Housing Consultant will then arrange a meeting between yourself and one of our designers. At this stage a fee is paid and a Design Agreement signed, authorising Residential Attitudes to start work on the design of your new home and allowing us to organise a contour survey of your block. The formal design meeting is scheduled and arrangements made for us to photograph the site for our designer's reference.

At the Design meeting we'll discuss your block in more detail: dimensions, location, orientation, gradient, potential views and solar passive aspects. We'll talk about your lifestyle needs, the way you live, your individual requirements. Your likes and dislikes, building materials, council and land developer requirements and any special guidelines or covenants that may apply.

Our Home Designer will then design your home and draw up a floor plan concept, which will be promptly delivered to you by our Housing Consultant, ready for your review and comment. Any changes you request will be completed by our designer and delivered back to you for approval. Our Designer will then set about 'modelling' the design, completing the elevations of your home and a site plan showing how your home sits on the block. The floor plan is also finalised and a 3D illustration of your home is prepared. You'll also receive a DVD with a 3D model showing the exterior of your new home, a copy of the floor plan and a 'hero' colour image of the elevation.

Next step, final costing. Your Housing Consultant wil liaise with our Estimating Department who will prepare the final costing for your home, which will then be presented to you for approval.

Now things really get exciting. You sign the Preparation of Plans Agreement and in the following months you will progress through the administration stage of the building process. Once you have made your selections and we have obtained all the required approvals and plans, you then move to the construction stage. Over the coming months you'll make regular visits to the building site, usually with an envious family member or friend in tow, to watch your one-off design take shape before your eyes.

INSPIRATION IN A PACKAGE

House and land packages are nothing new in the Perth building industry. For many years first homebuyers have understood the benefits of sourcing a house and land from the same place, simplifying the financial structure of the purchase and saving on time and money.

One of Perth's leading builders of luxury homes has taken this idea on board with an eye to a completely different market, those savvy and discerning purchasers of premium two storey houses who would not normally consider a "package".

David Hochwald-Jones, General Manager of Residential Attitudes, explains.

"When people come to Residential Attitudes they know that our design ability is second to none, and that our building quality is a benchmark in the industry. What they might not realize is that we have a wide range of contacts in the land sales, development and real estate industries. Our consultants, supervisors, and managers know the suburbs in which we build intimately, and this puts us in an excellent position to help our clientele source land".

Residential Attitudes has also noticed that many of their clients are "time poor". Mr. Hochwald-Jones goes on to say "The design and building process can seem an involved one, and clients with busy family and work environments sometimes find it a blessing when someone else has done the leg work of finding the right piece of land on which to realize the dream. Given that we know the block already we can also offer significant time savings in the designing of a house that suits the client's needs."

In fact, the Red Box and narrow lot house plans from Residential Attitudes take this idea to another level, offering as they do the design flair and quality of construction and specification for which Residential Attitudes is known in a compact form perfectly suited to the blocks available. The savings in time and money are considerable.

"With a Red Box home, or one of our narrow lot houses such as the Mayfair, we can have the best in contemporary design available almost at once at a surprisingly affordable price" says David."For instance, we have blocks available through local agents in Mt Pleasant which perfectly suit our Mayfair design for a total price of about $1.2 million, with city views. Another of our narrow lot homes, the Soho, would see a total home price of about $1.1 million. In Princeton, we have a large lot opposite a park, only minutes from the city, on which we're ready to go with a Red Box Andromeda home for an investment of about $900,000. These are beautiful 2 storey homes, basically ready to start, and offer huge advantages when compared with established homes."

David Hochwald-Jones and his team realize that much of their business will still involve designing luxury homes for clients who come with their own block and dreams, but with packages available in suburbs like Mt Pleasant, Ardross, Applecross , Princeton, Churchlands, Sorrento, Wembley, and many others, the idea is proving popular.

MAYFAIR DISPLAY HOME

In keeping with the "Small Site Savvy" of Residential Attitudes narrow lot homes, the flag ship display home "The Mayfair" is now open at Sleat Road, Mount Pleasant. Demonstrating what can be achieved on narrow lots, "The Mayfair" hosted an evening cocktail party to celebrate the grand opening. With members of the public, media and building industry in attendance, the home was praised by all as another fine example of contemporary architecture by Residential Attitudes.

"The Mayfair" is open Saturday and Sundays from 1pm to 5pm. The display home is located at #11 Sleat Road, Mount Pleasant just off Canning Highway.

RESIDENTIAL ATTITUDES SETS ANOTHER BENCH-MARK IN HOUSING DESIGN

Residential Attitudes opened the doors to its latest display home situated on Backwater Circle, Burns Beach on Saturday 15th March 2008.

General Manager David Hochwald-Jones said the home was a huge leap forward in design thanks to its unique elevation and floor plan.

"It's very cutting-edge and minimalist," David said. "We are always looking to challenge the conventional with our designs and with the Elements I feel we have certainly achieved that.

"This home demonstrates the talents of builders in design and allows clients to save time and money by avoiding expensive architectural fees without compromising the finished product."

Featuring Residential Attitudes' signature trademark of three bedrooms, two bathrooms, study and huge living spaces, the display has been designed to cater for people looking for a high-end home with a premium fit-out.

"The home is a reflection of what our clients are demanding due to the way they live", David said.

Not content with the usual home theatre and study, Residential Attitudes Head Designer Brook Leber, incorporated an extra large alfresco with outdoor kitchen and fireplace.

"This space not only provides people the opportunity to dine outdoors, it really provides the ideal outdoor living area. It's a real showcase in design", David said.

"We've even included an e-nook adjacent to the kitchen for storage of things we tend to accumulate like laptops, blackberrys, phone rechargers and other paraphernalia."

Other highlights of the home include a bridge over the entry foyer, hotel styled ensuite with free-standing bath, wine cellar, extra high ceilings to the living spaces and premium Blanco and De Longhi stainless steel kitchen appliances.

The home has already generated a high level of public enquiry in the lead up to completion of construction works, with several of their clients already signed-up to build.

Residential Attitudes General Manager David Hochwald-Jones today announced the launch of a ground breaking new range of stylish two storey homes perfectly suited for today's market.
