“Any intelligent fool can make things bigger and more complex... It takes a touch of genius - and a lot of courage to move in the opposite direction” - (Albert Einstein) Residential Attitudes’ will soon reveal its new display currently under construction at Churchlands Green. The “Viento” will inspire even skeptics of small lot living - with it’s voluminous and clever architectural design, relaxed interaction with nature and environmentally sustainable features, yet sophisticated lifestyle offering. A stunning eye catching elevation that perfectly complements the surroundings in Churchlands Green is welcoming and provides a hint of what lies within. The entry is breathtaking, with a full height corner window and void which floods the entrance with light and ambience. This theme is carried throughout the home. A central free-form living area features high ceilings and is glazed on both sides with a water breezeway and bi-fold doors to one side, whilst the opposite side opens to an alfresco entertaining area and solar courtyard. A magnificent galley style kitchen draws you in, with its gourmet European appliances, solid surface bench tops, and modern cabinetry with soft closing drawers. It is truly a chef’s delight as it overlooks the living area and outdoors, and has direct access to the outdoor kitchen and alfresco. The outdoor kitchen features teppanyaki & BBQ grille plates, range hood, basin, cupboards and a pizza oven. The spacious Master Suite is located on the ground floor with an ensuite featuring twin vanities with square above counter basins, an oversized shower and powder room. A light filled study on the ground floor overlooks the solar courtyard. On the second level is a large studio with balcony and views, plus three double size bedrooms, bathroom and a study nook. “Buildings, too, are children of Earth and Sun” - (Frank Lloyd Wright) Not only will this display home be testament to the sophisticated style and contemporary cutting edge design that the public has come to expect from Residential Attitudes, but includes well planned design principles. Designer Brook Leber explains: “Viento” or “Wind” in Spanish, is the most consistent natural element of · Passive Solar Design o Living areas orientated to the north to maximize solar access in winter. o Adequate eave protection to all windows and doors allows shade from the direct harsh summer sun. Upper floor overhangs to the north and west also provide eave protection to the lower floor. o “Viridian – Comfort Plus” glazing used to allow for extra solar protection during summer and prevent heat loss in winter. o A solar courtyard to the north has been designed to integrate with the alfresco and free-form living areas to create a fusion between internal and external areas. This combined with the water breezeway to the south will give a feeling of spacious natural outdoor living inside that makes you feel one with nature. o A natural “low-tech” water breezeway harnesses the sea breeze and acts as an environmentally benign cooling system. This concept was used commonly over 2000 years ago in Persia and throughout the Middle East. Running water in the breezeway will be collected by the sea-breeze and cause cool air to flow throughout the house which has been designed to maximize natural ventilation. By having large bi-fold and sliding doors and louvre windows, the occupants can choose the level of ventilation required in particular rooms and control the see breeze to their preference. The acoustics of the flowing water will also provide a natural sound barrier which will block out any road noise. The residence has also been divided into separate zones to allow the home owner to compartmentalize the residence if required. · Photovoltaic Cells will provide a partial self sustaining energy supply to the dwelling. Due to the amount of sunshine · Rainwater Tank for water harvesting to provide natural water to garden beds. · Drought resistant native plants have been used throughout the garden beds. A large native deciduous tree to the solar courtyard provides shade protection in summer and maximum light penetration in winter. Screening shrubs to northern fencing allow natural screening and privacy to the alfresco area. Paving areas slope away from the residence to garden beds to maximize any water run-off. The solar courtyard acts as an extension of the alfresco to create an outdoor retreat. · A utility courtyard has been created to conceal all mechanical devices away from public view and entertaining areas. A 5 star heat pump has been provided as well as an air-conditioner unit to the courtyard. The location of the heat pump also complies with the new 5-star plus water requirements. Through efficient design, the dweller should only have to revert to the air-conditioner in the few days of extreme temperatures in summer and winter. The clothes line has been situated to allow direct contact with winter sunlight and the sea breeze. · A double bin recess and storeroom have also been provided in the garage. This allows for both recycling and household waste bins to be concealed from public view and entertaining areas. Two built in bin areas have also been provided in the kitchen area. “Study nature, love nature, stay close to nature.
