DESIGN STUDIO
THE PROCESS.  Building a new home is always exciting. Building a one-off design, created especially for you, even more so.
 
The following is a brief guide to the steps involved in creating your very own, individually designed Residential Attitudes original. Firstly, discuss your ideas and budget with one of our Housing Consultants - they have a keen sense of design and more than a passing knowledge of building techniques. Talk about the size and shape of your block, or if you would like us to help find the right block for you. Our Housing Consultant will then arrange a meeting between yourself and one of our designers. At this stage a fee is paid and a Design Agreement signed, authorising Residential Attitudes to start work on the design of your new home and allowing us to organise a contour survey of your block. The formal design meeting is scheduled and arrangements made for us to photograph the site for our designer's reference.
 
At the Design meeting we'll discuss your block in more detail: dimensions, location, orientation, gradient, potential views and solar passive aspects. We'll talk about your lifestyle needs, the way you live, your individual requirements. Your likes and dislikes, building materials, council and land developer requirements and any special guidelines or covenants that may apply.
 
Our Designer will then draw up a floor plan concept, which will be promptly delivered to you by our Housing Consultant, ready for your review and comment. Any changes you request will be completed by our designer and delivered back to you for approval. Our Designer will then set about 'modelling' the design, completing the elevations of your home and a site plan showing how your home sits on the block. The floor plan is also finalised and a 3D illustration of your home is prepared. You'll also receive a DVD with a 3D model showing the exterior of your new home, a copy of the floor plan and a 'hero' colour image of the elevation.
 
Next step, final costing. Your Housing Consultant wil liase with our Estimating Department who will prepare the final costing for your home, which will then be presented to you for approval.
 
Now things really get exciting. You sign the Preparation of Plans Agreement and in the following months you will progress through the administration stage of the building process. Once you have made your selections and we have obtained all the required approvals and plans, you then move to the construction stage. Over the coming months you'll make regular visits to the building site, usually with an envious family member or friend in tow, to watch your one-off design take shape before your eyes.
